More space released in glass towers of Eden

PROPERTY owner Downing has released 11,200 sq ft of commercial and leisure space for a sale or let at Eden Square, Liverpool

The available space is on the ground and mezzanine floors of the development’s two glazed towers, the teardrop-shaped Eden Square East, which fronts onto Hatton Garden and Eden Square West, which fronts onto Cheapside and has a stepped design.

Letting agents Hitchcock Wright and Partners are now taking enquiries for the space which is divided into suites ranging from 500 sq ft to 1,700 sq ft, but can be combined to create larger units. All the commercial units will have the option of one or two car parking spaces.

Brian Ricketts of Hitchcock Wright said: “It is a rare opportunity to acquire a high quality commercial unit at the current time.

“We see this appealing to smaller businesses, especially those wanting to own and perhaps hold the property in a tax efficient personal pension fund such as a SIPP.

“These units offer a blank canvas at the centre of a new inner city district.

“They will benefit from a busy thoroughfare and access to the new public spaces at the heart of the development, making them ideal for a range of uses including offices, retail or dining.”

Downing is aiming to mirror the success of the residential element of the scheme. In 2006 Eden Square became one of the fastest selling residential developments in Liverpool when all 62 apartments in Eden Square East were acquired by Irish property investor PREM Group, in the largest property deal of its type in the city.

The serviced apartment operator has now agreed to lease a 1,800 sq ft ground floor unit at Eden Square West for its Liverpool offices.

The remainder of the Eden Square apartments have largely been sold to owner occupiers.

The 12-storey Eden Square West and 10-storey Eden Square East towers are the first phase of Downing’s long term vision for the area between Hatton Garden, Dale Street and Tithebarn Street.

Once fully realised the master plan, known as the Garden Quarter, will see the regeneration of a largely derelict city centre block into a community of shops, apartments and landscaped public spaces.
