MICHELE WEBB, 32, is managing director of Michele Webb Property Management in Aigburth, Liverpool, which specialises in the sales, letting and management of properties in south Liverpool.
Michele, who lives in Gateacre, founded the company last year but has been working in the property industry since 1992.
This was her day:
7.30am: My day usually starts with Sky News and the Daily Post newspaper and online, checking to see if there are any major financial updates, interest rate changes, mortgage announcements etc, whilst munching on the cornflakes.
8.30am: I arrive at the office with a head full and reply to my e-mails and other messages first. I then meticulously update our rapidly expanding rent account with standing orders received.
10.00am: My first appointment of the day is with a new client, a landlord with a good stock of properties, my ideal client.
11.30am: Had a really good meeting and I’m now off to a site visit at a new development due to complete soon. I discuss progress with the owner and site manager. The only downside to the appointment is getting shoes filthy in the process.
12.30: An appointment at my office with an interior design company who are designing a show property at another new development in Mossley Hill. I’m very excited about the project. I do some final preparation for the meeting and clean those shoes. The show house and scheme will be one of the most exclusive developments in the region, with apartments, townhouses and detached residences within a luxury-gated estate. The meeting goes very well.
2.30pm: Two sales viewings on property in Wavertree now, one of which subsequently made a sale and had offer accepted. Happy days.
3.00pm: Just meeting two new tenants moving to a house in Greenbank Park, a property we sold at Christmas which has been refurbished and given back to us to rent. Tenancy sign-ups should take around half an hour, explaining lease and obligations, advising about utilities and generally making sure all is well in the property. It’s almost always a formality and generally a courtesy.
3.45pm: I’ve just collected the keys from the office for a new rental property. I take particulars and photos for advertising on websites and in our premises.
4.45pm: Back to office to check e-mails and messages. The volume of work is encouraging but we’re always keen to recruit more developers and landlords.
5.30: It’s Friday so I deserve an early finish but I wont get one – I’ll save for Sunday in my local, The Fulwood Arms. Meanwhile, the phones and e-mails have slowed, so I’m going to spend a quiet hour planning for tomorrow.
8.00: I eventually get out for dinner and enjoy a catch up with friends after a long week hard at it. It’s been a very positive day, prosperous, varied and interesting despite being surrounded by paper, creating tenancy packs and leases, writing sales and letting particulars and dealing with accounts – sending landlords money.
