Agents market Hatton Garden development site

AGENTS are offering a site in Liverpool for sale which already has planning permission for a mixed-used development.

Agents at Hitchcock Wright & Partners (HWP) have been instructed to find a buyer for the land in the Hatton Garden area.

The 0.39 acre site is situated at the junction of Hatton Garden and Great Crosshall Street and is currently operating as an industrial estate.

According to HWP, the site is in a “premium location”.

It is on the fringe of the city centre, close to new student and residential developments and Liverpool John Moores University facilities in the immediate area.

Moorfields Merseyrail station is a short walk away, and Great Crosshall Street provides access to the Birkenhead Tunnel.

Planning permission already exists to build an 11-storey mixed-use development on the site.

There are currently five industrial units on the site which is fully let and produces an annual rental of £35,150, with an estimated rental value of £50,000.

Vacant possession can be achieved in a matter of months if required. Offers for the freehold interest in the site are invited from HWP.

Neil Kirkham, a partner at the firm, told LDP Business: “This site offers a wonderful development opportunity.

“It is one of the last key sites available for development in this pocket of the city centre which has seen hotels, student and academic accommodation spring up in recent years.”
