Mersey auction houses hold final sales of 2011

TWO Merseyside property auction houses – Venmore and Smith and Sons – have released details of their final events of 2011.

On Wednesday, November 30, Venmore will offer 52 lots in its last 2011 auction at the Hilton Hotel, in Liverpool city centre.

The catalogue includes residential, commercial and development opportunities for landlords and investors.

Venmore has appointed a new auction and commercial director – Geoff Guest – who said: “For our last auction of the year, we are expecting a packed-out auction room.

“We are predicting high levels of activity with the buy-to-let properties and with investors looking for better rates on their return, especially with some of the fantastic student lets we have on offer.”

Lot 34 is a former public house in the Old Swan area of Liverpool.

Venmore says the property has “fantastic scope” for development to commercial use or apartments. Alternately, the large building could be refurbished into its previous use as a public house.

The property benefits from a large rear yard which was previously used as a beer garden but which could provide off-road parking for at least 14 cars and has a guide price of £130,000 to £150,000.

On Tuesday, November 29, Wirral-based Smith and Sons will hold its final auction of this year at the Village Hotel, in Bromborough, offering 18 lots.

They will comprise both commercial and residential lots in Wirral and Liverpool.

Auctioneer Chris Johnson said: “This last auction of 2011 reflects the trends we have seen throughout the year, where smaller properties that can be improved and value added, attracted the most interest.

“From an auction house perspective, we have been keen to offer properties that we know are suitable for auction and that can provide the type of investment that today’s buyers are looking for.”
