No 1 Tithebarn is unveiled to commercial agents
DEVELOPER Kenmore will today unveil its £5m refurbishment of the eight-storey No 1 Tithebarn in Liverpool’s central business district.
The scheme’s completion had been delayed several weeks after the original main contractor – Wirral-based Felton Construction – collapsed into administration.
A new contractor – Nobles Consruction – was appointed in May and now work on the 115,000 sq ft property is complete.
The refurbishment of the building, formerly known as Tithebarn House, by owners ARC Property Fund, a joint venture between Kenmore Property Group and Legal & General, has transformed the building.
It now boasts a new double-height entrance on to Tithebarn Street and new reception.
The building is already home to a number of Liverpool businesses and organisations including Morecroft Solicitors, Merseyside Police, CSAV Group Agencies and SDV.
Kenmore’s refurbishment project was planned to minimise disruption to the existing occupiers during its duration.
Situated at the junction of Old Hall Street and Tithebarn Street, No1 Tithebarn is at the centre of Liverpool’s business district and offers access to shops and bus routes.
Merseyrail’s Moorfields station has an entrance at street level beneath the building.
Neil Kirkham, partner at Hitchcock Wright & Partners said: “This is a stunning transformation of one of the principal office buildings in the city.
“The reception, common areas and office suites are unrecognisable in comparison to how they were and this coupled with the location, quality, large office floorplates and competitive letting terms now makes No 1 Tithebarn a premier choice.”
The building will offer strong competition to other high-quality refurbished space nearby.
In Old Hall Street, Downing is transforming its Capital building with a multi-million pound upgrade. Rival Bruntwood is also busy in the vicinity, owning refurbished space at the Plaza and the Cotton Exchange complex.
Yorkshire House, just yards away in Chapel Street, also offers quality refurbished accommodation.
Joint agents for No 1 Tithebarn are Hitchcock Wright & Partners and Keppie Massie.
