Hitchcock Wright & Partners (HWP) is marketing 3,663 sq ft on the fourth floor of Pacific Chambers in the central business district.
More than £100,000 has been spent refurbishing the building which is built in a classical style and comprises ground and four upper floors.
The self-contained top floor space offers views across the city.
Brian Ricketts, partner at HWP, said: “Over £100,000 has been spent by our clients on this newly refurbished space, and yet our clients are keen to keep rents to an extremely competitive and economical level at only £8.50 per sq ft.
“We are hoping the space will appeal to those businesses who are keen to upgrade their space, but at the same time are mindful of their overheads. Under the normal course of events, you would expect space of this quality to cost at least another £4 per sq ft.”
