CB RICHARD Ellis has advised landlord Invista Real Estate on 40,000 sq ft of lettings at Gawsworth Court, Warrington.
Nightfreight has agreed a new five-year lease on 18,763 sq ft to expand its Warrington depot and AVC has relocated its North West facility by taking 18,093 sq ft to service its contract with BSkyB.
Both lettings were based on a rental of £4.50 per sq ft.
Gawsworth Court is located close to Junction 11 of the M62 and two miles from the M6 motorway, which is regarded as one of the prime distribution locations within the North West.
Paul Cook, associate director of industrial agency at CBRE North West, said: “Although the number of leasehold transactions has diminished over the past few years, lettings at Invista’s Gawsworth Court goes from strength to strength.
“Total take-up in the past six months is 80,000 sq ft, which is a result of comprehensive refurbishment undertaken on vacant units.”
CBRE advised the landlord, Invista Real Estate, on both deals. Davies Harrison acted as joint agent.
