LIVERPOOL property group Downing has let an entire floor of one of its city centre properties.
BAM Construction has taken 3,073 sq ft on the fourth floor of Victoria House, which is located in James Street, on a short-term, flexible lease.
The company will be based in the property while it is progressing works on the nearby Mann Island development.
Downing will also provide BAM with 15 secure, 24/7, on-site car parking spaces and the rent includes service charge and building insurance.
Downing is reporting strong interest on the ground floor retail/leisure unit of the building, where talks with a national operator are progressing, along with its refurbished office suites.
Robin Ellis, senior agency surveyor at Downing, said: “This part of the city centre has seen huge changes in recent months with new businesses, restaurants and hotels locating in the area, as well as the ongoing development of the Mann Island scheme.
“These developments are another piece in the jigsaw of city connectivity, and Victoria House is right at the heart of this.
“Interest in the building’s refurbished suites is encouraging.
“The suites can be partitioned to suit a business’s needs very easily, and they’re bright and airy offices available on value- for-money terms.
“That BAM could move in quickly on a flexible deal that gives them certainty on occupational costs other than rent, was certainly a selling point for them.”
Mason Owen and CB Richard Ellis are the agents on Victoria House.
Downing is Liverpool’s largest private commercial landlord with 1m sq ft of commercial properties under its ownership and management, including the Grade II-listed Port of Liverpool Building.
