CHRIS WRIGHT is in charge of business development for commercial property developers The Forward Partnership (part of the Forward Property Group).
With 30 years of senior management experience in the construction and steel industries, he has worked on many high-profile projects throughout the region. This is an account of his day.
6.30am: I’d like to say I am an early riser but I’m not. My wife, Greta, usually acts as my alarm clock. However, today it’s my turn to be first out of bed. Our house is so chilled in the morning – it’s the only way to start the day. I have a cup of tea and catch up with the news. I never eat breakfast.
7am: I am out of the door and on my way to Widnes for an early site meeting. I live in Alderley Edge, Cheshire, only 15 minutes from our head office, but an hour’s drive to Widnes.
8.30am: My meeting with our site agent, Paul Fraser, from Tweeds Construction Consultants, and the main contractor Globe Construction begins. In the past couple of weeks, work has started on our new office development at Forward Point and so far, touch wood, everything is running to plan. We discuss the build schedule and control over expenditure which is critically important as we are due to be completed by the end of October.
9.30am: I’m meeting Tim Leather at Halton Council to discuss plans for the overall Widnes Waterfront Economic Development Zone. We have a great relationship with the council and regularly update them on all aspects of our project.
11am: I make my way over to Liverpool city centre after grabbing a slice of toast on site. Managing director Jamie Shepherd and I have a meeting with our property consultant, Chris Connor, from Mason Owen, to discuss potential sales and lettings for Forward Point. The market generally is difficult at the moment, so having your market- ing strategy in place is crucial.
1pm: It is time to eat, Chris Connor, Jamie and I carry our meeting over to Piccolino, in Cook Street. I opt for bruschetta to start with, as well as my favourite dish, ravioli di crema di zucca.
I often prefer to discuss business in a relaxed atmosphere without any distractions.
2pm: I have a meeting with Evolve Productions, on Edge Lane, at 2.30pm to map out plans for the CGI and movie of the site. I need to get the brochure ready ASAP, so push for them to be completed by next week.
Stephen Helsby, the CGI designer, greets me and we get down to business by talking through plans for the site.
3pm: A call from Jamie. The contractors have cut through a power cable which supplies the factory adjacent to site. I call the contractor to quantify the damage.
Apparently, the factory now has no power. It has lost all production so I have to make sure the problem is resolved quickly. I call the site building contractor to ensure he has the right people on site to attend to the matter.
4.30pm: I arrive back to the office and have a Commercial Property Standard Enquiries (CPSE) form to complete. This form is a legal requirement when buying or selling commercial property. It is a long, laborious but necessary job which can take anything up to three hours to complete, and is probably my least favourite task.
A friend calls; he is in France skiing and wants to know if I can join him for a few days. Wish I did have the time.
5pm: I start work on the documentation for a local council planning meeting we have in two days’ time. We are speaking at the meeting and need to be prepared.
6pm: I end the day with a full team meeting in the pub. Our team consists of five members. On the agenda is a discussion concerning various rent and lease details for new tenants in a commercial investment property which we have recently acquired.
7.30pm: It is home time and I’m off home to enjoy a lovely dinner and a glass or two of wine with my wife.
