8.30am: I tend to only wake up when the alarm goes off, so it’s quite a civilised time to start the day.
I don’t really do rushing, so it’s a leisurely cup of tea and shower, catch a bit of the news on TV, and remember to feed the “kids”, my three cats. Always make time for a quick “good morning” text to my fiancé, who also works for GS Homes UK, but in Scotland.
10.15am: Set off on the 25-minute drive – depending on the queues at the tunnel booths – to work. Pop round the three show apartments and switch the lights on and check everything is OK.
11am: Open up – the nice thing about this job is that each day can be quite different.
First hour is spent catching up on emails, seeing if there’s anything listed in the daily diary and checking post.
One email is from an interested purchaser who had made an offer on one of the more expensive apartments but the apartment has now been reserved at the full asking price, which, of course, will be disappointing for him.
12.15pm: Two clients in at once. One is a potential sale and the other is looking to rent. The developers opted to rent certain units in both mills, so that word of what we’re doing here could spread. We’re also giving clients the opportunity to buy certain units after first renting – try before you buy.
12.30pm: After chatting to both clients to find out exactly what they’re after, I pop up with the potential tenants and leave them to have a browse around a rental unit.
I head off with the potential purchasers to conduct several viewings of units within their budget. I always try to ascertain if the client has had any sound financial advice – a must in today’s tough market.
12.55pm: Back in the office and the rentals are very interested in proceeding with the tenancy. I run through what’s needed from them initially and give them the relevant application form.
1.10pm: The buyers are back in the office – I establish their initial thoughts on the development and the actual apartments they’ve viewed, and whether they could see themselves living here.
Apartment living seems to be appealing to more and more people, due to the relatively maintenance-free angle of this particular lifestyle. I take their details and offer them our current brochure and price list, highlighting the units they have just viewed.
1.30pm: Have a chat to our housekeeper/cleaner to let her know what move-ins are coming up
Also take time to catch up on some missed calls.
2pm: No set lunch period normally, so I manage to get a quick cup of soup before liaising with the guy who deals with the maintenance here.
2.20pm: A couple visit – they appear unsure as to whether they’re looking to rent or buy. They’ve had no financial advice and don’t have a clue what budget they have, and eventually they admit that they’ve actually “only come in for a nose as they were passing”.
2.50pm: Have a couple of tenants moving in later in the week, so I start preparing the agreements and get all the relevant paperwork ready.
4pm: Contact the company solicitor to get an update on a current sale – with all properties now complete, we usually look for a 28-day exchange of contracts, with completion soon after.
4.35pm: Update the diary for the next day for maintenance and cleaning, and add some reminders for myself.
5pm: Begin to close up by popping round the show apartments to turn everything off and check things are OK.
5.20pm: Head off home, mostly intending to go to the gym – then food.
